How to Cancel Avail Landlord Plan in 2026
Avail (now part of Apartments.com by CoStar) charges $7/unit/month for its Unlimited Plus plan. If you're a small landlord with a few units, that adds up — and the free tier might be all you need.
How to Cancel
- Go to avail.co and log in
- Click Account (top right)
- Navigate to Subscription or Billing
- Click Downgrade to Free or Cancel Plan
- Confirm — you revert to the free tier immediately or at period end
Free vs. Paid: What You Actually Lose
- Keep (free): Listing syndication, tenant screening, online rent collection, lease templates, maintenance tracking
- Lose: Customizable lease clauses, waived ACH fees, property website, clone listings
- Key difference: Free plan charges tenants a $2.50 ACH fee per payment; paid plan waives it
